Brisbane Unit Owners Off the Hook on New Rates

Brisbane Unit Owners Off the Hook on New Rates

If you own a unit or apartment in Brisbane’s inner city, you can officially relax. Brisbane City Council is introducing a new rating category for community title scheme (CTS) properties in the CBD and surrounding frame, but it will not apply to you.

The changes only affect new properties registered from 1 October 2025. If your apartment is already on the books, your rates will remain unchanged.

What’s Changing and Why You’re Not Affected

The new CTS rating categories are designed to reflect the value and use of future developments in Brisbane’s high-growth areas. These categories will carry different minimum general rates to better align with how those new properties function.

But none of this applies to existing apartment owners.

If your property was registered before 1 October 2025, your current category and rates stay exactly the same. The change is about shaping future development, not affecting current investors.

What’s the Impact?

Newly registered properties may see an average $25 per quarter increase in their general rates depending on their classification. That could add up over time and is something future buyers of brand-new apartments will need to consider.

For current owners, this brings clarity and certainty. No unexpected rate rises. No reclassification. Just stable costs while Brisbane’s property landscape continues to evolve.

Why This Matters for Landlords

Stable rates mean easier budgeting and better cash flow forecasting. That matters if you rely on your property as an income-producing asset. With no changes to your rates, you can stay focused on tenant retention, low vacancy and growing returns.

At Club Property Management, we take care of the leasing, tenant communication and day- to-day oversight so you don’t have to. We also stay across regulatory changes like this one so your investment stays protected.
